Sutherland has a large stock of 1960s to 1980s homes, and a surprising number still have their first roof. Fifty-year-old concrete tiles, original rigid mortar in the ridges, and coatings that gave up decades ago are the standard starting point here.
We connect you with roof restoration specialists who know these older Sutherland roofs and what to look for before quoting.
What a restoration involves
- High pressure clean to strip moss, lichen and the last of the factory coating
- Replace broken and cracked tiles, re-bed loose ridge capping where the old bedding has failed
- Repoint every ridge, hip and gable with flexible pointing
- Prime porous tiles and apply a two-coat membrane
On guide pricing only, a full restoration on a typical Shire home usually lands in the thousands. The cost guide breaks the figure down.
Ridge-top weather, older mortar
Sutherland sits on the ridge, so roofs here take wind and driving rain head on. Original rigid mortar does not flex with that movement, which is why cracked and missing pointing is the most common fault found on local inspections. Once the pointing opens up, wind-driven rain gets under the capping and shows up as ceiling stains long after the storm has passed.
On roofs this age the tiles have also usually turned porous. They soak up water, grow moss and get heavier in the wet. A clean, prime and membrane coat brings back the water shedding the roof had when it was new.
Frequently asked questions
My Sutherland roof is 50 years old. Is restoration still an option?
Often yes. Age alone does not rule it out. If the tiles are sound and the timber underneath is dry and straight, restoration is usually far cheaper than a reroof. An inspection settles it.
What causes the white or dark streaks on older Sutherland roofs?
Usually lichen, moss and the breakdown of the original tile surface. A proper clean removes it, and a membrane coat stops it coming back quickly.
Is wind a problem during ridge-top roof work?
The roofers we work with plan around weather and will not coat a roof in strong wind or before rain. It can stretch the schedule by a day or two.
