Caringbah is changing fast. Knockdown rebuilds, duplexes and granny flats are going in on blocks that held the same brick home for sixty years. That leaves two kinds of roofs side by side: original tile roofs that have never been touched, and new metal or tile roofs that mostly just need maintenance.
We connect you with roof restoration specialists who handle both, and who can tell you honestly which camp your roof falls into.
What a restoration involves
For an original Caringbah tile roof, a full restoration means:
- High pressure clean to strip decades of grime, moss and old coating
- Replace cracked tiles and re-bed any loose ridge capping
- Repoint all ridges, hips and gable ends with flexible pointing
- Seal and paint with a two-coat membrane system
On guide pricing only, a full restoration on a typical Shire home usually lands in the thousands. See the cost guide for the detail.
Restoring before you build
Plenty of Caringbah owners are sitting on a block they plan to redevelop in five or ten years. A full restoration may not stack up in that case, but targeted repointing and leak repairs will keep the house dry and tenantable without overcapitalising. The roofers we work with will quote both options so you can choose.
Granny flats are another local wrinkle. If you have added one, its roof is probably fine, but the main house roof often looks shabby next to it. A restoration brings the two into line.
Frequently asked questions
Should I restore the roof if I plan to knock down and rebuild later?
Probably not in full. Targeted repairs and repointing will keep the home watertight at a lower cost. Ask for a quote on both so you can compare.
Can the roofers match my original tile profile?
Most common Caringbah profiles can still be matched from salvage yards or compatible modern tiles. Odd profiles are blended into less visible areas of the roof.
Does a granny flat roof need separate work?
Usually not if it is recent. Quotes are itemised, so the main house and the flat are priced separately and you only pay for what each needs.
