Roof leak repairs in the Sutherland Shire
Updated October 2026
Water coming through the ceiling is not a wait-until-next-week problem. Every hour it runs, it soaks insulation, plasterboard and wiring, and the repair bill grows. If you need roof leak repairs in the Sutherland Shire, fill in the form now, say the roof is leaking, and we will get it in front of a local roofer fast. Requests are answered seven days a week.
We are a referral service. The repair itself is done by one of the experienced, insured local roofers we work with, and they quote before any work starts.
What to do right now, while you wait
1. Catch the water. Put a bucket or large container under the drip and lay towels around it. If the ceiling is bulging with trapped water, place the bucket underneath before it lets go.
2. Move your valuables. Shift electronics, furniture and anything that matters out of the drip zone and away from walls that are getting wet.
3. Kill power to affected areas if water is near fittings. Water tracking through light fittings or along cables is an electrical hazard. If in doubt, switch off that circuit at the board.
4. Do not climb on the roof. A wet tile or metal roof is lethally slippery, and the leak will not be where you think it is anyway. No ceiling stain is worth a fall.
5. Take photos. Ceiling stains, drips and any visible damage, with times. Your insurer may want them, and they help the roofer diagnose the entry point.
Tarping as an interim fix
If heavy rain is set in and the leak is serious, the first visit is often a make-safe rather than a full repair: a properly secured tarp over the damaged section to stop water while the roof dries out enough to fix. That is normal. Permanent repairs like repointing, tile replacement or flashing work need a dry roof, so the sequence is tarp now, repair when the weather breaks. Ask for the make-safe and the repair to be quoted together.
Where roof leaks actually come from
The drip in the hallway is rarely below the hole. Water enters high, runs along timbers and sarking, and drops where it finds an edge. Common culprits on Shire roofs:
- Cracked ridge mortar, the Shire's most common leak source on 60s to 80s tile roofs, fixed by roof repointing
- Cracked or slipped tiles, handled under tile roof repairs
- Rusted valley irons and failed flashings around chimneys and skylights
- Rust holes and failed laps on older metal roofs, see metal roof restoration
- Blocked or rusted-through gutters pushing water back into the eaves, see gutter replacement
Southerly storms drive rain sideways, which is why some roofs only leak when the weather comes from a particular direction.
What emergency leak repairs cost
Guide pricing only. A make-safe or small leak repair is usually priced as a callout plus materials, often a few hundred dollars. The permanent fix depends entirely on the cause, from a handful of tiles to full repointing. You get a price before any work starts, and if the leak points to a tired roof overall, the roof restoration cost guide shows what a proper fix costs.
Safety and licensing
Emergency roof work in wet weather is exactly when height safety matters most, and it is why we only pass leak jobs to insured local roofers with the right gear. In NSW, residential building work over $5,000 including GST and materials must be done by a licensed contractor. Most leak repairs sit under that line, but a major repair that follows one can cross it, and the roofers we work with are licensed where the work requires it.
Frequently asked questions
How fast can someone get to me?
Tell us on the form that water is coming in and the request is treated as urgent. Response depends on the roofer's load and the weather (storm weeks stretch everyone), but leak jobs are flagged when they are passed on.
Should I claim it on insurance?
If a storm caused the damage, possibly. Take photos, keep any invoices, and ask the roofer to note the cause of entry on their paperwork. Gradual wear is usually not covered, but sudden storm damage often is. Check your own policy, as we cannot advise on it.
Can a leak be fixed while it is still raining?
Usually only temporarily. Tarping and emergency patching can happen in a break in the weather, but permanent repairs need a dry roof. Expect a two-visit fix for leaks found mid-storm.
The ceiling has a brown stain but no drip. Is that urgent?
It is a leak that has already happened and will happen again. Less urgent than running water, but get it inspected before the next big rain rather than after.
